Thinking of moving to the Borders? Don’t be fooled by the map…
When you’re house-hunting from England, the Scottish Borders can look incredibly compact. Blink and you’ll miss it, right? That’s until you actually try to get from Ayton to Annan in a single day…
We once had a lovely couple escaping London life who lined up a Borders viewing bonanza: five properties, starting on the Berwickshire coast and finishing somewhere past Dumfries. On the map, it looked like a breeze — a scenic zigzag through the countryside. In reality? Between winding B-roads, scenic (but slow) A-roads, tractors, cyclists, combine harvesters, and the occasional horse hack, it became clear pretty quickly: this was not a one-day adventure.
Most three-bedroom home viewings take around 45 minutes — longer if you want to take in the garden, the stonework, or imagine where the dog will sleep. Add at least 15 minutes to each journey just in case the Border countryside throws a surprise into your sat nav schedule.
To help you find us more easily, we include what3words for all property locations — especially helpful in rural spots where postcodes can cover a few miles of farmland.
And if your timings slip on the day, just call the office. We’ll let the viewing agents know and do our best to keep your day on track.
At weekends, check your confirmation email — it will usually include the direct number for your viewing agent, in case you need to reach them directly.
So yes — the Borders is stunning, spacious, and full of charm. But if you’re planning a viewing trip, don’t trust the map alone. Trust us. Or better yet, give us a call and we’ll help plan a route that actually works.

MAP SAYS 1 INCH. REALITY SAYS 3 HOURS.
